Watch out for phrases like "I've sold this many...," or "I've sold this fast," or "I specialize in..." These phrases are designed to help protect the realtors outdated commission rates.
Commission rates are determined by each agency. If an agency won't go below 3%, they are choosing NOT to negotiate with you.
Our standard commission rate is 1% on the sale of a home. We recommend paying the buyer's broker 1% as well. This adds up to a whopping 4% of your equity saved, before you even list your house.
